From Architecture to Construction Leadership: A Conversation with Tsvetan Sirakov
Tell us a little about your background and how you got involved in construction.
I attended the University of Miami, where I earned a bachelor’s degree in architecture. After graduation, I began searching for opportunities in the architecture field, but many firms had closed or downsized due to the recession. As a result, I joined a small general contractor on South Beach, where I was introduced to the construction industry and have remained ever since.
What are the biggest differences you’ve seen working in Florida compared to other markets?
Maintaining a consistent, skilled labor force can be a challenge in the Florida market. As construction managers, we often need to invest more time and effort in coordination, supervision, and workforce management to achieve the same level of quality and performance that may be more readily attainable in other regions.
What’s the most challenging project you’ve been involved with during your career and why?
The ground-up flagship Apple Store in Austin, Texas, was one of the most challenging and rewarding projects of my career. The project was delivered on an accelerated schedule, requiring us to complete approximately 13 months’ of work in just 10 months.
Beginning with the foundations, the structure featured an unconventional design that incorporated 24-inch-deep steel beams encased in 2 inches of concrete on all sides, with extensive welded reinforcing steel. The foundation system was so unique that the developer often joked that it was the only “steel foundation” in the state of Texas.
The building utilized a structural steel frame and was designed to achieve Apple’s signature minimalist aesthetic. To create the exceptionally thin, floating roof profile envisioned by the client, all HVAC ductwork and ventilation serving the sales floor had to be routed underground rather than through the roof structure. During construction, Apple also elected to add a vapor mitigation system to protect the building from potential subsurface gas infiltration, requiring additional coordination and integration into the work already underway.
Material procurement was particularly complex due to the project’s highly specialized finishes and globally sourced components. The storefront glass panels measured approximately 15 feet high by 10 feet wide, with only a handful of manufacturers worldwide capable of producing them. Stone cladding was sourced from Portugal, LED ceiling systems from Germany, exterior soffit components from Dubai, the video wall system from Japan, and modular back-of-house partitions and paneling from Canada.
As the project neared completion, the client further enhanced the design by incorporating a living green wall with an automated irrigation system, creating a dynamic architectural feature at the building’s exterior.
With a construction cost exceeding $2,000 per square foot, the project demanded an extraordinary level of planning, coordination, and execution. Successfully delivering this flagship store within the aggressive schedule while meeting Apple’s exacting quality standards remains one of the most significant accomplishments of my career.
When you think about a successfully delivered project, what are the top 2-3 things that must go right in your opinion?
Delivering successful projects requires a proactive approach, not a reactive one. Effective planning during preconstruction, consistent communication, and thoughtful management of the client experience are critical. By maintaining rigorous control over safety, quality, schedule, and budget, we can identify challenges early, make informed decisions, and consistently achieve project objectives.

What do you like to do outside of work?
I enjoy traveling and staying active through outdoor activities such as running, hiking, golfing, and cycling. I’m also an avid soccer fan, and my favorite team is FC Barcelona.
