As Senior Estimator, you’ll be responsible for all aspects of estimating on the most complex and large-scale projects, taking them from conceptual design through GMP. This includes actively managing all pre-construction, initial concept budgets, general conditions and requirements, constructability and systems reviews and comparisons, hard and negotiated bid work, value management, and creation of all necessary detailed estimates required to move the project from concept to contract.

Qualifications:

  • Minimum of 10 years’ estimating experience
  • Experience estimating projects over $20 million
  • Able to assemble estimates with schematic information using knowledge and historical data
  • Excellent verbal and written communication skills
  • Ability to interface with clients effectively
  • Ability to maintain multiple bids and deadlines simultaneously
  • Ability to handle entire bid process from preparation of bid to project kick-off including handling all subcontractors and vendors
  • Proficient in Microsoft Office (Word, Excel, etc.)
  • Proficient in Construction Estimating Software Programs
  • Degree in Construction Management or Engineering Preferred

Responsibilities:

Leadership

  • Exceed client expectations throughout the preconstruction process
  • Build lasting relationships with Owners, Designers & Subcontractors
  • Facilitate team collaboration and effective/efficient communication with all stakeholders
  • Assist in managing and developing other Project Estimators
  • Assist in reviewing internal estimates prepared by other Project Estimators
  • Participate in project presentations, interviews and business development functions
  • Assist in overseeing, implementing and refining internal estimating processes, maximizing efficiency
  • Evaluate and understand current market trends and how they affect upcoming work

Bid Administration

  • Excel in conceptual estimating
  • Be proficient in estimating software
  • Analyze drawings, specifications, proposals and all other project specific documentation required to build timely and accurate time and cost estimates
  • Solicit and maintain communication with subcontractors and vendors
  • Complete detailed material take-offs
  • Prepare Value Management & Risk Analysis items
  • Develop a thorough and well-articulated qualifications and assumptions document that supports the estimate
  • Develop and thoroughly understand estimate comparisons and reconciliations
  • Read and understand project specifications
  • Prepare subcontractor bid packages
  • Transmit addenda and other bid information to subcontractors
  • Ensure proper coverage from subcontractors
  • Contact supply houses to obtain additional subcontractor bids
  • Show creativity and resourcefulness to gain better pricing from subcontractors
  • Submit 100% of bids and budgets by established deadlines

Project Knowledge

  • Review bid requirements thoroughly and ask follow-up questions on every bid
  • Have a thorough understanding of the scope for specific trades assigned
  • Develop RFI’s and clarifications and ensure adequate subcontractor coverage and show interest
  • Perform a comprehensive “bid day” analysis and scoping of specific assigned trades
  • Understand how to fit subs to the size/scope of project
  • Create bid lists that fit scope of job ensuring the right subs for the project
  • Minimize exclusions
  • Include value management ideas on every bid

Follow-Up and Closing

  • Consistently follow up on submitted bids and budgets with Architect and/or Construction Manager to close business items

Project Turnover

  • Properly turn over bid documents and sub buy-out information to Project Management in a timely manner. Goal is 100% of awarded projects turned over within 24 hours of notification
  • Review drawings with Project Management team and highlight areas of concern
  • Review job cost with Project Management team and highlight any subs/material vendors that still need to be awarded
  • Completed project kick-off form to ensure compliance
