This historic 1927 building located at 117 Preble Street in Portland underwent extensive renovations to transform the former Schlotterbeck & Foss industrial building into housing.
The 38,000-SF, 56-unit building is a mix of 38 one-bedroom, 16 studios, and 2 two-bedroom units. The basement, first and second floor units, as well as 1,750 square feet of office/collaborative space on the first floor, is occupied by Maine College of Art students.The adaptive reuse project included all new windows, masonry restoration, new EPDM roof system with copper flashing, new entrance, extensive sitework, landscaping, and parking for 42 vehicles and 26 bicycles. Existing concrete floors were polished and new electrical and mechanical systems installed throughout. A photovoltaic system with 136 solar modules was installed on the roof.
